disappointed. i have eaten and enjoyed eating here for several years, which shows how much i really like the food. that experience totally changed last night, after the bar. the place wasn't all that busy, it took about 15 minutes to stand in line, order and get our food.

i ordered a beef sate sub, which looked great when they made it, but was totally disappointing when attempting to eat it. the beef was so tough and unchewable, that i had to pull it all out and settle on a meatless sub.

i don't think i'll be going here again.

best vegan subs. you can also ask them to put avocado on the sub and it's only an extra dollar charge.

if you're looking for some tasty and flavourful subs, this is the go-to spot. don't miss out on the bubble teas - litchi with mango/litchi jelly are my favourites. the veggie spring rolls are awesome too.

salad rolls. i had them for the first time today at another place, and wanted them again much much later, this place was open at 12 or 1 am?? great, so in i went.

i ordered 9 rolls, it would have been nice if they could have been placed in one package instead of 3 separate though.

great convince for late night take out! avocado bubble tea and the vermicelli bowls are great. crispy spring rolls and fast service will definitely be back

its a go to place for me for the salad rolls. i stick to them. i get them to take for lunch the next day at work, they are well made, just a nice size, not too large and not tiny. i enjoy them. when walking home from shopping on 17th i will stop in and grab some for a snack later in the day at home or a quick lunch.

they have excellent pork gyozas but overall this place is over priced. everything else on the menu isn't as tasty and they are pretty busy all the time. also, there isn't much of a seating place inside so good for a take away.

terrible subs for the price. soggy and you ask for extra they don't give you anything more, that's why they have it so you can't see what they are putting on.

absolutely do not go here!!!! i just spent the last hour vomiting into a toilet after eating dinner here. food tasted good going down, cannot say the same thing about it coming up. unless you want food poisoning i recommend you go somewhere else.

never dissapointed. really always great. and fresh. the viet subs are killer. soft flaky buns. flavorful beef. just enough heat. salad rolls are made to order. very tasty. springrolls are perfect. i alway get coconut pineapple bubble tea. tastes like pina colada. yummm

you'll never hear people complaining about too much filling except me..... i'm complaining about too much filling in the springrills. outside is delicous!!! hot and crisp. filling feels mushy. too much filling. you get your money's worth though but i just wish it was like the old kind they had when i was there 2 years ago eating their spring rolls

awesome bubble tea, awesome viet subs, awesome staff. i get bbt at least once a week here (guilty pleasure- fresh watermelon with pearl). they're open late too, which is a bonus.

our chicken sub had a two inch bone in the chicken. when we called to complain we were told that the chicken sub was served bone in and then was promptly told to "shut up you stupid bitch". i will never eat at this dump again and hope for no one else to either.

i've been to this place a few times now and it was ok at first but now it's just really bad. it's not thai food, it's viet food. the book comes with toooo much rice and barely topped with anything. the bubble tea is suppose to be fresh but i saw them put powder into mine.

i have been here on a few occasions. it is best to go before 11:30am or after 1:00pm. this place fills with students and its very loud and crowded, waiting for take away. i find that the food here doesn't like my stomach...but i don't have issues with other pho places.today a co-worker wanted to get her lunch there. she has allergies, so she was specific and she ordered lemon grass chicken with special instruction's.  she got her order and we fought thru the crowd for the door to leave.when she got back to the office, her order was not right. she got beef n onion with shrimp. i called to advise but they didn't seem to care about the mix up, the person on the phone just laughed "you didn't get right order?"no i didn't!long pause of dead air.....oh..haha yes they laughed.....so if you go check your order! twice!!!!!i won't be back

the ultimate sub is just fantastic – beef, chicken, cilantro, carrots, and thai sauce. get an order of spring rolls as well. great for lunch, dinner and late night. very delicious and good value. not traditional viet sub, but definitely hits the spot. try one of these and you will never want to eat any other type of sub again!
